Pre-Construction Services Agreement.

 

Within our Pre-Construction Services Agreement, we will find you a suitable property that has potential to be converted into a HMO. Whether the end goal is to house mature students / young professionals or to lease to a housing association. We also source property investments suitable as a Single Let or Commercial to Residential Conversions. During the first stage of our services, we will:

  • Create a design for the project with design team.

  • Advise on buildability, sequencing, and construction risk.

  • Advise on the packaging of the works (and the risks of interfaces between packages).

  • Advise on the selection of specialist contractors.

  • Develop a cost plan and construction programme.

  • Develop the method of construction.

  • Obtain prices for work packages from sub-contractors or suppliers.

We can help you organise funding for your investment via Bridging Loans and Private Investors through our contact base. Please note, UBI Holdings Ltd is not a financial advisor and will not take any responsibility for the funding of deals. The Client must meet the due diligence requirements of the lenders which is not under the liability of UBI Holdings Ltd.

 

Construction Delivery.

Upon exchanging contracts, we will instruct our architect to come out and create detailed construction drawings of the existing and proposed floor plan suitable for Building Regulations sign off. A detailed breakdown of our Construction Delivery services can be attained by requesting a “Terms of Business Agreement”. However please see a summary below:

  • Design an end product that will suit the clients needs

  • Liaise with the Client and the Professional Team to ensure an efficient construction delivery programme is created

  • Tender out the proposed construction project to obtain accurate quotes for the required scope of works

  • Agree on rates with contractors to cover all aspects of the scope of works

  • Manage all contractors on site to ensure that the scope of works has been done to the highest standard and on time ensuring the timeline of the construction delivery is adhered to.

  • Managing the cost of the project and reporting to the client

  • Undertake regular site inspections to ensure that the scope of works is done correctly and the construction delivery is following building regulations

  • Ensure that all regulations regarding HMO Compliance are followed to ensure a successful Licence Inspection should one be required.
